Service Description

Long Position TH provides professional pre-purchase property inspection services for residential properties in Gauteng and the Western Cape provinces of South Africa. Our inspections evaluate structural integrity, roofing condition, plumbing systems, electrical installations, damp and waterproofing, and boundary walls and outbuildings.

Scope of Inspection

Our inspections are visual assessments of accessible areas of the property at the time of inspection. We do not conduct invasive testing, structural engineering analysis, or specialist assessments requiring destructive investigation. Hidden defects not visible during the inspection are not covered in our reports.

Limitations

We do not provide:

  • Property valuations or market value assessments
  • Financial advice regarding property purchase
  • Legal advice about property transactions
  • Building compliance certificates
  • Specialist reports requiring licensed professionals in specific trades

Client Responsibilities

Clients requesting inspections are responsible for:

  • Ensuring property access for the scheduled inspection
  • Providing accurate property information
  • Making utilities accessible where safe to do so
  • Understanding that inspections are informational, not guarantees

Report Delivery

Inspection reports are typically delivered within 48 hours of the site inspection. Reports remain the property of the client who commissioned the inspection and should not be shared with third parties without written consent.

Liability

Our liability is limited to the fee paid for the inspection service. We are not responsible for decisions made based on inspection reports, costs of repairs identified, or consequences of property purchase or non-purchase.

Payment Terms

Payment for inspection services is required before the inspection report is released. Fees are based on property size, type, and location within our service areas.

Cancellation Policy

Inspection cancellations made less than 24 hours before the scheduled inspection time may incur a cancellation fee. Weather-related postponements do not incur fees.

Intellectual Property

All inspection reports, photographs, and documentation produced by Long Position TH remain our intellectual property. Clients receive a license to use the report for their property purchase decision.

Dispute Resolution

Any disputes arising from our services will be resolved through good faith negotiation. If resolution cannot be reached, disputes will be subject to South African law and the jurisdiction of South African courts.

Changes to Terms

We reserve the right to modify these terms of service. Changes will be posted on this page with an updated revision date.
